The first floor features the Shenandoah Suite which features an eat-in kitchen, sitting area, and as a king sized bedroom with bathroom. Upstairs you will find the Blue Room which overlooks the back gardens then you will see the Mountain View Room that views of Jenkins Mountain and the Shenandoah National Park. Lastly you will walk into Bradams Ridge Room which has both eastern and western views of the mountains. Each and every room at the Inn showcases exceptional views of the surrounding mountains and guests will truly be comfortable with the amenities this Inn has to offer.
 
  The public spaces of Gay Street Inn are the library and the breakfast room, the perfect place to enjoy a scone and a piping cup of coffee. The breakfast room has floor to ceiling windows overlooking the gorgeous lawns and garden. Detail is present in the paneled walls and ceramic floors which contribute to the bright and cheerful country ambiance of this room. Conveniently located adjacent to the breakfast room is the kitchen. This space is used for breakfast, an occasional special ordered meal for guests, and maybe perfect spot for happy hour featuring local wine. The kitchen features premium stainless steel appliances including a Wolf cooking range and double over. A long island showcases a sandstone counter top, heavy gauge stainless steel sink with three dishwashers. Next you will visit the wainscoted library which has quiet sophistication with a tiled fireplace, built-in bookshelves and exquisite woodwork. The library should give off a comfortable aura and inviting space for games, reading and conversation.
 
  Located on the second story awaits the innkeeper’s quarters. This is a perfect retreat for the busy innkeeper, with a spacious master bedroom which has French doors that open to overlook the beautifully landscaped gardens and let in the cool evening air.
 
  Beside the master bedroom sits a reading nook for the owners to relax, rejuvenate, and enjoy the fruits of their labor. The nook is beautifully lit with a large arched window overlooking Gay Street and completely built with rich Brazilian cherry floors. Custom-made Weru windows twist and tilt for easy maintenance and usage and one wall has a built-in book case perfect for grabbing the latest novel while you are enjoying a quiet moment away from quests and to recharge. The living room is next to the reading nook and master bedroom which could actually be made into a second bedroom because of the full bathroom.
 
  Operating for over 29 years it is no wonder Gay Street Inn has been ranked a 5 star B&B by tripadvisor.com and 4.7 stars on bedandbreakfast.com. The business and reputation have been steadily growing over the years and easily makes gross revenue of six figures. The Inn has an excellent location and a sustainable business model with plenty of growing potential.   Gay Street Inn is a thriving business and a delightful way to make a living. Conveniently located to the towns of Flint Hill and Sperryville (about 5 miles away in either direction), 20 minutes to either Front Royal, Warrenton or Culpeper and only about 1.5 hours to Washington, DC. It’s only a 15 minute drive to the Shenandoah National Park offering an array of waterfalls, canyons, trails and hikes. Rappahannock County has many fine restaurants, wineries, breweries and distilleries that draw visitors to the area with a multitude of great activities every weekend.
